Other Services: Fire and Flood Damage Reinstatement, Party Wall Matters, Diagnosis of Building Defects

You have had a disaster. Your home or your business premises have suffered a fire or a serious flood. The property may be so seriously damaged that it may require to be rebuilt, or perhaps just repaired. But how will you know the extent of the damage unless you call experts to assess the problem? Flooding can cause dampness in unseen parts of the building, and this damp can create serious rot problems at a later date. The fire may have damaged parts of the building that you cannot see.

Our task is to uncover, with the assistance of local building contractors if needed, all of the parts of the building which we consider to be at risk of unseen damage. We will then discuss how the property is to be reinstated with your insurer’s loss adjusters. Following these discussions we can put together a package of information ("a specification") and obtain tenders from a number of local firms for the necessary remedial work to be carried out.

We pride ourselves on two aspects of this work. Firstly we don’t adopt a confrontational approach with loss adjusters - we negotiate. In the long run this is by far the best approach and, dare we say it, we have found 99% of loss adjusters to be fair and reasonable. Secondly, there is speed. You want your home or business premises back as quickly as possible and that it our aim.

Party Wall Matters

There has been modern legislation in the City of London concerning Party Walls since 1939, but this legislation, with some modification, was only extended to the rest of the UK in 1996.

The law is quite complex but it cannot be disregarded. If you do ignore it, your neighbours may stop your building project dead in it’s tracks by serving an injunction upon you. At the very least this will cause two or three months delay.

The law gives you certain rights over the party walls of your property but at the same time safeguards the interests of your neighbours. If you want to carry out a building project which involves building onto or altering the party walls in any way, you should consult us. You will need to appoint a surveyor to act for you, "the building owner", and your neighbours may also appoint a surveyor (each) to represent their interests ("the adjoining owners"). Now comes the interesting bit. After you have appointed your surveyor, you may find that he doesn’t obey your instructions, even though you are paying his fees (You are also paying the fees of all the other surveyors). This is because the surveyor you appoint has to act in compliance with the law - in this case the Party Wall Etc Act 1996. He cannot do exactly as you instruct him, unless your instructions are legal.

The "Etc" part of the Party Wall Etc Act 1996 concerns excavating for foundations. Even if the party wall is entirely unaffected by the proposed works, you need to appoint a surveyor if you are excavating within 3 metres of the neighbouring property, or a distance of 6 metres which is measured in a very peculiar manner which would take a long time to explain.

Diagnosis of Building Defects

Pure and simple, this is "troubleshooting". Subsidence, dampness, deterioration, bad building work, leaking roofs, twisted chimneys, bowing walls, cracked plaster - we get to look at all of it. Of course it is often bad news but sometimes we encounter a client who is about to spend thousands of pounds having damp proofing works done when the real cause is condensation. Don’t call in a specialist contracting company to assess a problem - you are unlikely to get a proper appraisal. If they can make money out of you, then they will. Free advice can be very expensive. We charge fees for our work, but sometimes we can save you a lot of expense and grief.                    <back to top>

As Chartered Building Surveyors, we offer a big range of different services, but we don’t do it all. We don’t do commercial valuations, for example, and we don’t have the equipment to do specialist tests of service installations.
