Architectural Services We offer a full architectural service to residential and commercial clients intending to alter their buildings, or to build a new house, office, or other structure. The building process in the UK has become complex in recent years due to the enactment of new legislation. At the very least you will require a set of plans and initially you should instruct someone to evaluate the building project in order to advise upon the following matters:
Having carried out this initial assessment of the project we will progress with the preparation of the necessary scale plans and a Specification of Works which can be sent out to tender for pricing by suitable building contractors in the area. We will also handle the applications for Planning Permission, Listed Building Consent and Building Regulations. When a tender is accepted by the client, we draw up a suitable JCT Contract between Client and Contractor and then administer the Contract as work proceeds on site. We take a particular interest in older buildings and all our architects are passionate about conservation techniques and designs suitable for listed buildings. Fees for this service are generally based on a percentage of the value of the works. Smaller projects can usually be undertaken for around 15% plus VAT, whereas a larger scheme may attract a fee of only 10% plus VAT.
